Sell your property quickly and for top dollar.

Staging is a marketing strategy that aims to the lifestyle of the demographic that will buy your property quickly and for top dollar. A well curated design that reflects the lifestyle of the buyer through the choices in furniture, art, lighting, and accessories is the goal. It’s not just about painting a pretty picture for the buyer. This type of staging in your properties will set your brand apart from other agents.

Some agents have gimmicks like virtual staging, and while the pictures might look good online, the proportions aren’t always realistic. Furniture is often distorted or would never realistically fit into the rooms the way they are portrayed leaving buyers feeling “tricked” when they do arrive at the property in person. In addition, when they potential buyer gets to a property, there is nothing there. That can leave a buyer feeling as if they have not been treated honestly; so, what else are they being deceived about.

Staging helps to make that emotional connection to a space that empty rooms do not. When left with nothing to look at but empty rooms, the buyer begins to look closer at finishes and condition. An average buyer spends less than 11 minutes in a property. Not only do you want them to make that emotional connection and connection to the lifestyle that they could lead by living in this home, but staging can also show function. People only know what you show them.

Staging also make a property look better in person and online. It will drive in more people to want to see the property in person. Because of television and all of those home improvement shows, people expect that WOW factor when they enter a home. It is common that a staged home can even attract multiple buyers driving up the cost of a home.

The investment in staging is far less than a huge price reduction and has great return on investment anywhere from three to ten times the investment or more. People also perceive the difference in staged homes versus and unstaged home, and this can be true during the appraisal process as well. Staged homes can help a tired or outdated space seem renewed and refreshed. Vacant homes sometimes don’t appraise for top dollar even in a market where home prices are increasing. Staging can help with that perception.
