Vacant Staging

After an initial site visit or viewing photos of the property, a free quote is prepared. Staging will be geared toward the lifestyle of the buyer through selections in furniture, lighting, art, and accessories. Pricing will depend upon location because people in different areas of town will have different lifestyle expectations which will affect choices in staging pieces. In addition, pricing is calculated based upon size and number of rooms to be staged.

Occupied Staging

This is a multi-stepped process. The first step will be editing. We will go throughout the home with the owner and make suggestions on things to eliminate. The next step involves using the homeowner’s furniture, art, and accessories to curate a new look for the home based upon buyer’s expectations. This step could involve moving pieces from one room to another and further editing of furniture and accessories. The last step, if necessary, will be to bring in some additional items to complete the look. In that instance, an additional quote would be prepared. If the homeowner has pets, small children, or is a smoker, this could place limitations on the additional items that could be brought into a home. Usually furniture is not brought in unless the furniture is in a room that will NOT be used (e.g. formal living room, formal dining room, guest room, etc.)

Consultations

We help the homeowner make a plan for them to implement to prepare their home. We will tour not only the outside of the property, but will also go room by room with the homeowner to help them prepare their home from the buyer’s perspective. Sometimes, this also involves a color consultation. This process can last around an hour or more.
